Property Prices Set to Rise in Bhopal: Over 1,500 Registrations at Higher Rates

Bhopal: More than 1,500 properties in the city have been registered at higher prices, which could lead to an official increase in property rates. The Registration and Revenue Department is conducting a survey using Artificial Intelligence (AI) to analyze the latest trends in property transactions. The findings from this survey will be used to draft the Collector’s Guideline for 2025-26.
Sharp Increase in Property Registrations
According to sources from the Registration Department, over 2,000 properties were registered at the highest rates in FY 2024-25. Out of these, 1,500 are in urban areas, while around 500 are in rural locations. Last year, the government attempted to increase property prices for the second time, but strong opposition from builders and public representatives put the proposal on hold. However, a new guideline is now being drafted to revise property rates.
Areas Where Property Prices Have Doubled
Property transactions have been consistently high in prime locations of Bhopal, where registrations are already happening at higher rates. The key areas witnessing double-rate registrations include:
- Berasia Road, Lambakheda, Eintkhedi, Jagdishpur, Dewalkhedi, Imliya, Semra, Shyampur, Malikhedi, Damkheda, Kolua, Bilkhiriya, Khajuri Kalan, Acharpura, Arwaliya, Parwaliya, Neelbadh, Eintkhedi Chhap, Ratibad, Sikandarabad, Samardha, Fanda, Khajuri Sadak, and Parwaliya Sadak.
These locations have seen a surge in land purchases, with buyers paying twice the previous rates in some cases.
How the Survey is Being Conducted
For the first time, the Collector’s Guideline will be prepared using ‘Sampada Software 2.0’, which incorporates advanced AI-driven analysis. The survey methodology includes:
- GIS-based area mapping
- Urbanization study using satellite maps
- Village investment plans
- Industrial zone mapping
- Analysis of irrigated land
Once the survey and proposal preparation are completed, it will be sent for approval to the Sub-District Valuation Committee and then the District Valuation Committee. After final approval from the Central Valuation Board, the new property rates will come into effect from April 2025 for the financial year 2025-26.
With rising demand for property and AI-backed valuation techniques, property buyers and investors in Bhopal should prepare for a potential price hike in the coming months.
